These Terms govern your use of suttia.com (the "Site") and any account access you create, request, or receive through Suttia. By using the Site or requesting access, you agree to these Terms.
1. Who we are
Suttia LLC is a Florida limited liability company ("Suttia," "we," "our"). You can reach us at info@suttia.com.
2. What the Site currently offers
The Site describes a product for Florida real estate agents. Today, the public Site lets you:
- Read information about Suttia.
- Create or request an account, where available.
- Email us directly.
Access to Suttia may require manual approval. Account creation does not guarantee approval, continued access, pricing, or any specific feature.
3. Eligibility
You must be at least 18 years old to use the Site or request account access. By submitting information, you confirm that you are.
4. Account access and communications
If you create, request, or receive account access, we may:
- Review, approve, deny, suspend, or restrict access.
- Contact you about Suttia access or service-related matters.
- Use your information internally to operate, support, and improve the product.
You can opt out of non-service communications, but we may still send messages needed to operate your account or respond to your request.

5. Forward-looking statements
The Site describes a product that is being built. Features, capabilities, pricing, launch dates, and availability are described in good faith but are not promises.
You should not rely on any information on the Site as a basis for business, financial, or professional decisions.
We may change, delay, or cancel anything described on the Site at any time without notice.
6. Authorized access
Suttia is available only through authorized account access. We may approve, deny, suspend, or restrict access at any time.
Features may change, be limited, or be removed. Authorized access does not create any obligation for us to continue offering the product in its current form or at all.
7. Real estate disclaimer
Suttia is a software tool for licensed real estate professionals. Suttia is not, and will not act as, a real estate broker, real estate agent, attorney, lender, title company, financial advisor, tax advisor, or appraiser. Suttia does not provide legal advice, make legal determinations, certify compliance, or replace your professional judgment. You are responsible for your own professional and licensing obligations.
8. Acceptable use
You agree not to:
- Submit false, misleading, or someone else's account or contact information.
- Attempt to access, probe, or disrupt the Site beyond its public functionality.
- Use the Site to harass, defame, or harm anyone.
- Scrape, copy, or reuse the Site's content without our written permission.
9. Intellectual property
The Site, the Suttia name, the Suttia logo, and the design and content of the Site are owned by Suttia LLC. You may not copy, modify, or republish them without our written permission.
10. No warranty
The Site is provided "as is" and "as available." To the maximum extent permitted by law, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Site will be uninterrupted, secure, or error-free.
11. Limitation of liability
To the maximum extent permitted by law, Suttia LLC and its members, employees, and agents will not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Site. Our total aggregate liability to you for any claim related to the Site will not exceed one hundred US dollars ($100).
12. Termination
We may deny, suspend, restrict, or terminate your access to the Site or product at any time, for any reason. You may ask us to remove your information at any time by emailing info@suttia.com.
13. Changes to these Terms
We may update these Terms. If we do, we'll change the "Last updated" date above. Material changes will be communicated by updating the Site or, where appropriate, by email.
14. Governing law and disputes
These Terms are governed by the laws of the State of Florida, without regard to its conflict-of-laws rules. Any dispute arising from these Terms or your use of the Site will be resolved exclusively in the state or federal courts located in Miami-Dade County, Florida, and you consent to the personal jurisdiction of those courts.
